Marsa Al Saadiyat is Aldar's AED 100 billion waterfront destination on Saadiyat Island. 6.4 million square metres, 8km of coast, 350 berths, and four kinds of home along the water. Registration is open ahead of the first sales release.
Aldar's film runs the length of the masterplan, from the beach frontage through the promenade to the yacht club. It is the clearest picture available of what Marsa Al Saadiyat will feel like at ground level.
Nothing else on the island offers 8km of continuous waterfront. That is the entire proposition.
Saadiyat Island already holds the Louvre Abu Dhabi and the Cultural District. Marsa Al Saadiyat adds the part the island has never had at scale: somewhere to live on the water. Aldar is planning 6.4 million square metres of mansions, villas, apartments and branded residences, laid out alongside beaches, a working marina, a theatre district, three schools and healthcare, for a community of more than 58,000 people. It is designed to be walked and cycled rather than driven.

The marina is the reason this masterplan exists in the shape it does. It will take roughly 350 yachts and sailing boats, making it the largest in Abu Dhabi, with a dedicated yacht club, the promenade and two luxury hotels immediately alongside the residential neighbourhoods. For owners with a boat, the walk from home to berth is the whole point.
