The vision

Saadiyat's next chapter, and its largest.

Nothing else on the island offers 8km of continuous waterfront. That is the entire proposition.

Saadiyat Island already holds the Louvre Abu Dhabi and the Cultural District. Marsa Al Saadiyat adds the part the island has never had at scale: somewhere to live on the water. Aldar is planning 6.4 million square metres of mansions, villas, apartments and branded residences, laid out alongside beaches, a working marina, a theatre district, three schools and healthcare, for a community of more than 58,000 people. It is designed to be walked and cycled rather than driven.

The whole place points at the water.

A one-kilometre promenade of retail and dining runs from the beaches to the marina and yacht club, with two luxury hotels anchoring the hospitality side. Beach, berth and dinner are a walk apart, not a drive.

Abu Dhabi's largest marina

350 berths, and a front door onto them.

The marina is the reason this masterplan exists in the shape it does. It will take roughly 350 yachts and sailing boats, making it the largest in Abu Dhabi, with a dedicated yacht club, the promenade and two luxury hotels immediately alongside the residential neighbourhoods. For owners with a boat, the walk from home to berth is the whole point.
